Acceptance of Terms
By contacting Building Xpert through our website, phone, WhatsApp, or any other means — or by accepting our quotation and proceeding with our services — you agree to be bound by these Terms and Conditions.
These terms apply to all clients, visitors, and users who access our services or website at buildingxpert.in. If you do not agree with any part of these terms, please do not use our services.
💡 These terms constitute a legally binding agreement between you (the Client) and Building Xpert, operated by Mohanraj, Chennai, Tamil Nadu, India.
Our Services
Building Xpert provides professional painting, waterproofing, and related building services across Chennai. Our services include but are not limited to:
- Interior and exterior painting for residential, commercial, and industrial buildings
- Terrace, sunken, sump, and podium waterproofing
- Floor coating — epoxy, PU, and sports court coating
- Interior works — false ceiling, partition, renovation, flooring, and furniture
- Electrical works — wiring, fitting, and commercial electrical services
- Civil and infrastructure works — construction, drainage, road works, and fencing
All services are subject to a free site inspection and written quotation before work commences. We reserve the right to decline any project at our sole discretion.
Quotation & Pricing
All quotations provided by Building Xpert are based on a physical site inspection and are valid for 30 days from the date of issue unless otherwise stated.
- Quotations are prepared after a free site inspection and assessment
- Prices quoted include material and labour costs unless stated otherwise
- Any additional work requested after the quotation is accepted will be charged separately
- Prices may vary if the actual site condition differs from what was assessed during inspection
- GST and applicable taxes will be added to the final invoice as per government regulations
⚠️ Verbal quotes are not binding. Only written quotations provided by Building Xpert are considered official and valid.
Payment Terms
Payment schedules are agreed upon before work begins and are outlined in the written quotation. Standard payment structure is as follows:
- Advance: 40–50% of total project value before work commences
- Mid-payment: 30–40% upon reaching agreed milestone or mid-stage completion
- Final payment: Remaining balance upon project completion and client satisfaction
Accepted payment methods include bank transfer (NEFT/IMPS/UPI), cash, and cheque. Receipts will be provided for all payments made.
💡 Work may be paused or stopped if payments are not made on schedule. Building Xpert is not liable for delays caused by payment delays from the client.
Warranty Policy
Building Xpert provides a 5-year workmanship warranty on applicable services. Product warranties are subject to the manufacturer's terms and conditions.
- Warranty covers defects arising from our workmanship under normal usage conditions
- Warranty is product-based — 10-year product warranty applies where mentioned (exterior painting, waterproofing)
- Warranty is void if damage is caused by misuse, natural disasters, structural movement, or third-party modifications
- Warranty does not cover normal wear and tear, accidental damage, or negligence by the client
- Warranty claims must be reported to us within the warranty period via phone or WhatsApp
- We will inspect the site and carry out repairs at no extra cost if the claim is valid under warranty
⚠️ Warranty is applicable only when full payment has been received and work was completed by Building Xpert without any third-party interference.
Client Responsibilities
To ensure smooth and timely completion of your project, the client is responsible for:
- Providing safe and unobstructed access to the work area during agreed working hours
- Removing or protecting personal belongings, furniture, and valuables before work begins
- Ensuring electricity and water supply is available at the site throughout the project
- Providing clear instructions and approvals before work proceeds at each stage
- Informing us of any existing damage, structural issues, or previous treatments on the surface
- Making payments as per the agreed schedule to avoid delays
Building Xpert is not responsible for any damage to items left in the work area by the client.
Cancellation Policy
We understand that plans can change. Our cancellation policy is as follows:
- Before work begins: Full advance refund if cancelled at least 48 hours before the scheduled start date
- After work begins: No refund on advance paid. Client will be charged for work already completed and materials purchased
- Mid-project cancellation: Final invoice will reflect cost of completed work, materials used, and reasonable compensation for scheduling disruption
💡 All cancellations must be communicated in writing (WhatsApp or email) to be considered official.
Limitation of Liability
Building Xpert's liability is limited to the value of the contracted work. We are not liable for:
- Indirect, incidental, or consequential damages arising from our services
- Loss of income, business, or opportunity due to project delays
- Damage caused by pre-existing structural defects not disclosed by the client
- Weather-related delays or force majeure events (floods, cyclones, government restrictions)
- Damage to concealed wiring, plumbing, or embedded items not visible during inspection
Our team takes every precaution to protect your property. Any accidental damage caused by our workers will be assessed and addressed on a case-by-case basis.
Materials & Products
Building Xpert uses only premium, branded materials sourced from authorised dealers. Our preferred brands include:
- Paints: Asian Paints, Berger
- Waterproofing: Dr. Fixit, Sika
- Cement: Zuari, Coromandel
- Steel: Tata Steel, JSW, ARS Steel, iSteel
- Plywood & Boards: Greenply, Marino, Virgo, Century Ply
Material substitutions may occur due to availability, but only with equivalent or superior quality products and with prior client approval. Clients may also request specific brands, subject to price revision.
Project Timeline
Estimated project timelines are provided in the written quotation. These are good-faith estimates and may vary due to:
- Weather conditions (rain, extreme heat) that affect drying and curing times
- Client-requested changes or additional work during the project
- Delayed access to the site or delayed approvals from the client
- Unavailability of specific materials or supply chain delays
- Unforeseen site conditions discovered after work begins
We will communicate any significant delays to the client promptly and work to minimise disruption.
Disputes & Governing Law
In the event of any dispute arising from our services, both parties agree to first attempt resolution through direct communication in good faith.
- Disputes should be raised within 30 days of project completion
- We will inspect the concern and provide a resolution within 7 working days
- If unresolved, disputes will be subject to mediation before legal proceedings
- These terms are governed by the laws of Tamil Nadu, India
- Jurisdiction for any legal proceedings shall be the courts of Chennai, Tamil Nadu
Changes to These Terms
Building Xpert reserves the right to update or modify these Terms and Conditions at any time without prior notice. Changes will be reflected on this page with an updated "Last Updated" date.
Continued use of our services after any changes constitutes acceptance of the revised terms. We encourage clients to review this page periodically.
